Altos de Riomar is one of Barranquilla’s most prestigious residential addresses — a gated, planned community in the far north of the city that represents the top tier of urban living here. At estrato 6, it’s where the city’s wealthiest families, senior executives, and a growing number of well-off foreigners choose to live.

Character & Architecture

Altos de Riomar is a modern, planned development that feels distinctly different from the rest of Barranquilla. Wide boulevards, manicured landscaping, gated entrances with 24-hour security, and contemporary apartment towers (12-20+ stories) define the area. Many buildings have resort-style amenities — pools, gyms, social areas, co-working lounges, children’s play areas. The architecture is sleek and modern, more Miami than traditional Colombian. Some of the newest towers have been completed in the last 5 years and represent the cutting edge of residential design in the city.

Daily Life & Amenities

Living in Altos de Riomar means having most daily needs met within the development or very nearby. The area has its own commercial zones with restaurants, cafés, a supermarket, and convenience stores. Buenavista Mall is a short drive south. The Circunvalar highway provides fast access to the airport and the rest of the city. Puerto Colombia and its beaches are about 15 minutes by car. For healthcare, Clínica Portoazul (one of the city’s best private hospitals) is nearby in Zona Norte. The downside of the location: it’s car-dependent and relatively far from the city center.

Who Lives Here

The demographic here is corporate executives, business owners, professionals in their 30s-50s with families, and retired Colombians who’ve returned from abroad. There’s a small but visible foreign community — mostly professionals working for multinational companies and some retirees. English is more commonly heard here than in most Barranquilla neighborhoods, though Spanish still dominates daily life. The social scene revolves around building amenities, country clubs, and the restaurants and bars of nearby Buenavista and El Golf.

Rent & Cost

1-bedroom apartment: $600–900 USD/month
2-bedroom apartment: $900–1,400 USD/month
3-bedroom apartment: $1,200–2,000 USD/month
Penthouses: $2,000–3,500 USD/month
Utilities: $100–180 USD/month (higher due to estrato 6 rates)

These are premium prices by Barranquilla standards, though still remarkably affordable compared to equivalent neighborhoods in Bogotá, Medellín, or any US/European city. Administration fees (cuota de administración) in the newer towers can be significant — $80–200 USD/month on top of rent.

Best For / Not Ideal For

Best for: Families who prioritize security and modern amenities above all, corporate relocations, people who want a ready-made community with resort-style facilities, anyone who prefers new construction and contemporary design.

Not ideal for: Budget-conscious residents, people who want to be immersed in local Barranquilla culture, those who prefer walkability and don’t want to depend on a car, anyone looking for the gritty, authentic character of the city’s older neighborhoods.
